St. Charles growth has exploded in the last 20 years. Developers now seek to pit Cities vs. the County to continue to develop high density housing maximizing their profits at the expense of the existing communities and local taxpayers.
Tall Tree Farms is one of many examples.
UPDATE ON TALL TREE FARMS (TTF 2.0) AS OF Sept 10th 2024:
TTF North: Tentatively Scheduled Vote for Thursday Sept 26th 7pm at O'Fallon City Hall. Show up to O'Fallon Tall Tree Farm Development Vote
On Thursday Sept. 26th 7pm at O'Fallon City Hall. O'Fallon will likely attempt to approve the property on Hwy DD from Sommers to Dardenne Creek for a development. Please show up and speak out against this. This would bring 239 more homes to Hwy DD between Sommers and Diehr Rd. This is 239 homes beyond the 120 approved near Dardenne Creek. This is a total of 359 homes in a Rural corridor of St. Charles County and backing directly to Busch Wildlife.
On Sept. 5th the O'Fallon City Planning and Zoning commission voted 9-3 to deny the 239 home development at Tall Tree Farm. Reason cited by Planning and Zoning include:
-Financial Loss to the City worth $Millions of $$ in the coming decades as most revenue from these homes would go to existing shopping locations in LSL (Hwy N) and Dardenne Prairie.
-Current O'Fallon Residents would see their services cut or deferred for emergency services, street repairs and other public works with this new development.
-The danger of having subdivision turn in on Hwy DD with no formal MODOT Plan for correction is available.
-Fill in of Existing Flood Plain with unknown impact to downstream residents.
Tell the O'Fallon City Council your views on bringing dense tract housing to Hwy DD

TTF SOUTH: ON JUNE 24th: The St. Charles County Council Approved by a 5-2 vote, the the Southern Section of TTF (Canine Country: Hwy DD south of Dardenne Creek to Schwede Rd). Note that a super majority was required to pass this measure. A 4-3 result in favor would have meant the measure failed.
Lombardo has proposed 239 homes homes north of Dardenne Creek to Sommers when that section is brought to O'Fallon . This will result in ~360+ tract homes on Hwy DD destroying the rural landscape of Hwy DD and St. Charles County.
PRIMARY CONCERNED DEVELOPMENT
TALL TREE DEVELOPMENT PROPOSAL AT HWY DD Between Sommers Rd. & Schwede Rd.
PREVENT MORE ILL-DESIGNED HIGH DENSITY HOUSING IN ST. CHARLES COUNTY & O'FALLON
A developer wants to put ~359 residences on both sides of Hwy DD for 3 miles from Sommers Rd to Schwede Rd.
Impacts are following IF Approved as proposed:
1. Increased Property Taxes for ALL St. Charles County and O'Fallon to pay the developer’s cost
2. Overcrowded schools, negatively impacting learning environments & safety
3. Environmental Destruction right next to Busch Wildlife and Broemmelsiek park. Wildlife corridors and natural watershed need to be preserved.
4. Increased Traffic and no significant improvements w/ Add’l 1,500 cars daily to Hwy DD
5. Decreased property values due to high-density housing & natural setting destruction
6. Strained public services like emergency, water, etc. resulting in higher fees/taxes for ALL
Demand Rural Residential Zoning be required for this development.
